Tips for using the closing cost calculator

  • Compare Loan Estimates from at least three lenders; fees vary.
  • Ask the seller for a closing cost credit in a slower market.
  • Shop for title services and inspections where your Loan Estimate allows it.

How the closing cost calculator works

Closing costs are the fees and prepaid items due when you finalise a home purchase, separate from the down payment. The calculator groups them the way a Loan Estimate does.

Lender fees = Loan amount × lender %
Title and escrow = Price × title %
Prepaids ≈ 6 months of property tax + 15 months of insurance
Total = Lender + Title + Prepaids + Other fees

Prepaids fund your escrow account and the first year of insurance; they are your money, held to pay future bills, but you still need the cash at closing. Title insurance rates are set by state and can be much higher or lower than the default. Seller credits, lender credits and state transfer taxes can change the total a lot, so use your official Loan Estimate and Closing Disclosure for the final figure.

Worked example

On a $400,000 purchase with 20% down, lender fees at 1% of the $320,000 loan are $3,200, title and escrow $3,200, prepaids $4,450 and other fees $1,500. Closing costs come to about $12,350 (3.09% of the price), and cash to close is about $92,350 including the $80,000 down payment.
